    Brief for a 1,000 sqm villa

    Bedrooms

    • 5–7 bedrooms is standard for luxury villas of this scale in Dubai.
    • All bedrooms should be en-suite, with walk-in closets or dressing rooms.
    • Include at least one ground-floor guest suite for accessibility and privacy.
    • Master suite on the first floor with private terrace, lounge area, and luxurious bathroom.


    Key Facilities and Spaces

    Living and Entertaining

    • Grand double-height entrance hall with feature staircase or elevator.
    • Formal living room (80 sqm or more), connected to outdoor terrace or pool area.
    • Family lounge or informal living area, possibly on the first floor for privacy.
    • Large dining area, ideally with direct access to outdoor dining/BBQ space.

    Kitchen and Service

    • Main show kitchen with high-end appliances and breakfast bar.
    • Separate wet/service kitchen for staff or heavy cooking.
    • Pantry and ample storage.
    • Maid’s room with en-suite, and driver’s room (could be in a service wing or basement).

    Leisure and Wellness

    • Private swimming pool with sun deck and shaded lounge area.
    • Gym/fitness room, ideally with views or access to terrace.
    • Spa area with steam/sauna, and possibly a massage room.
    • Home cinema or media room for entertainment.
    • Rooftop or first-floor terrace with jacuzzi or plunge pool.

    Outdoor Spaces

    • Landscaped gardens with water features, lush planting, and shaded seating.
    • Outdoor kitchen/BBQ and dining area.
    • Children’s play area or lawn.
    • Covered parking for 3–4 cars.

    Additional Features

    • Study/home office, possibly with terrace access.
    • Guest powder room accessible from both inside and pool area.
    • Elevator connecting both floors for convenience and accessibility.
    • Smart home automation for lighting, climate, and security.
    • Storage rooms and laundry facilities.
    • Service entrance separate from main entrance.
